Coastal Innovation Zone R&D Facility

The “Coastal Innovation Zone” is a 22,252 sq. ft. R&D incubator facility located on the coast of Washington State. The remodel of an existing building in the Port of Grays Harbor was designed to create an incubator that would provide office space, collaboration facilities, shared laboratory space and warehouse and manufacturing space to support innovative start-ups.

O’Brien & Company was hired by the remodeling contractor to assist with LEED-NC construction documentation. O’Brien attended team meetings prior to construction and helped establish a path to help the project achieve LEED Silver certification. We provided sample plans for IAQ and construction waste management and provided technical assistance throughout construction, including tips on what to photograph to document that the project met the SMACNA requirements.

To simplify the process for the contractor, O’Brien & Company provided their staff with the Build it LEED tool and provided training on how to use it. Following substantial completion, we took all documentation collected and verified that it was robust enough for the final LEED Online documentation. Although the third-party LEED reviewers often require additional information on construction documentation, O’Brien & Company’s attention to detail meant there were very few comments and the team was able to wrap up the LEED-NC Silver certification quickly and efficiently.
